An open-ceiling study of the architect’s layout.
Reconstructed from drawing 002, page 2, dated 19 February 2026, by Ivynne Grixti Architects. Heights reference the Option 1 section on page 3.
C keeps B’s bedrooms, office, bathrooms and shaft, moves dining into the kitchen, and adds an entrance partition. Its 1.80 m lounge doorway matches and faces the kitchen opening. The hall is approximately 1.50 m clear deep. A compact 1.40 × 0.80 m four-seat table replaces B’s six-seat table. An L-shaped sofa faces the TV on the upper-right entrance partition; the reading nook is removed. Approximately 0.89 m remains behind the sofa for bedroom-side circulation. Low book storage sits in the hall. New partition, door/access and fire-safety arrangements require professional review. Door leaves remain hidden.
B relocates the kitchen to the rear room and converts Bedroom 3 to an office. Its kitchen window is on the balcony-facing side as confirmed by the user; dimensions remain provisional. The lounge TV faces perpendicular to the balcony glazing. This is not a daylight simulation.
The wet-area corridor wall now aligns with A at z=9.83 m. The trial shaft remains 1.40 × 1.40 m clear but moves behind this line. The shared bathroom is L-shaped: its lower leg replaces the laundry cupboard and holds a 1.70 × 0.75 m bath. A west-facing toilet and wall basin occupy its east side. The ensuite widens into main-bedroom/storage space to retain its shower, toilet, basin and access. The right-side wardrobe and foot-of-bed TV remain; door leaves are hidden, not the openings.
Amber partitions and slab openings require structural approval; the PDF does not identify load-bearing walls. Fixture footprints and illustrative approach spaces are checked for overlap, not certified for accessibility or statutory clearance. The shaft size is not a verified legal minimum; its route through other storeys and the roof is undesigned. The original 143 m² is not B’s measured usable area.
Malta’s S.L. 552.22, regulations 11(3) and 13(3), permits artificial/mechanical ventilation under stated conditions. A shared open-air shaft is not established as universally mandatory. Confirm shaft sizing, structural changes, ventilation, drainage, fire separation and permit conditions with your perit and warranted engineer.
Ask the architect to confirm openings, access, clearances and any proposed amendments before approving the design. The source drawing reserves copying/transmission rights; keep this study private unless you have permission to share.
